Tamansari Urbano is envisioned to be an integrated urban living and lifestyle retail leveraging on its transit node adjacency in creating a vibrant gateway and unique development in Bekasi. The site is located to the north of the Bekasi Railway Station that serves commuter trains, transporting the suburbia who live in Bekasi and work in Jakarta. The main challenges for the masterplan are in planning seamless connections to the station, managing the limited accessibility to the development and designing an optimum building, compact yet comfortable living spaces considering all its constraints. The site’s 9,460sqm area has plot ratio (KLB) = 6, potentially boasting 56,760sqm GFA that holds approximately over 1,600 dwelling units and approximately 3,000sqm retail.

The retail is envisaged to be an open and vibrant meeting point leveraging on the critical mass and traffic from its location adjacency to the commuter station. The tenant mix would be mainly F&B, specialty shops and convenient stores/mini markets to cater for both residents’ and visitors’ basic needs. The retail frontage would have 5.5m pedestrian and bicycle path, connected to a covered pedestrian linkway on Jln Pinggir Stasiun.

The residence is targeted for mid-end market segment: young professional, young family and single adults, hence the unit mix is designed into studio unit of 21.5sqm and 2-BR unit of 37.7sqm SGA respectively to achieve the target selling prices. There would be amenities such as swimming pool, clubhouse, and gardens on the podium. Some floors would have sky garden pockets accessible exclusively for the units on those respective floors, the sky gardens would be exciting communal spaces that caters for the residents’ social needs.
